Yes. Nialabs HMS supports a full hierarchy - Block → Floor → Room → Bed. You can assign tenants to individual beds in shared rooms and track occupancy at every level in real time.
Every bed in the system is treated as one occupancy unit, including beds in shared rooms. Rooms are first defined by type (single, double, triple) and category, then beds within each room are assigned individually to tenants. This means admins can see exact bed-level occupancy, not just room-level, which is what makes accurate billing and occupancy reporting possible in the first place.
Rooms configured with 0 occupancy have no beds and can't be assigned to tenants; they're used as staff spaces, such as a warden's room or mess hall.
The first due date is generated pro-rata at the time of tenant assignment, calculated from the assignment date to the next due date. Every following cycle is then generated automatically based on the billing configuration.
Overdue invoices are flagged automatically, and configurable penalty rules apply based on the amount and frequency set in the billing configuration, so admins don't need to manually track due dates or calculate late fees. Collection and dues reports give a running view of what's been collected versus what's outstanding, across every property and cycle.
No. Each bed, including a double bed, counts as exactly one occupancy unit and is assigned to a single tenant.
Yes. The system is built for multi-property operators from the ground up; each property has its own structure (blocks, floors, rooms, beds), but admins get a single dashboard showing occupancy, billing, and attendance across every property they manage, without switching accounts or systems.
Attendance can be captured through biometric devices for punch-based tracking, with manual entry available as a backup when biometrics aren't possible. Attendance logs are consolidated across every property and room, so admins get one attendance report instead of per-property records that need to be combined manually.
